Build a custom home on your lot
We design and build custom homes on individually owned land. Bring us the site and we'll start with the ground it sits on.
The site shapes the home
The land dictates orientation, setbacks, garage placement, and drainage. Designing the home to the site, instead of forcing a plan onto a lot, produces a better result and avoids expensive change orders during permitting.
We'll walk the lot with you, design the home to the site, and you'll know what it costs before we break ground.
Five steps to move-in
-
First conversation
You tell us what you're looking for, how you live, and what matters most. We walk through your goals, lifestyle, and budget, and talk about your lot. You leave with a clear picture of the path forward.
-
Design
Select from our proven floor plans or bring your own. We refine every room and detail until the design feels like yours, set the home's orientation on your site, and review the architecture together.
-
Pre-construction
Selections finalized, permits pulled, timeline locked. You'll know exactly what's coming, when, and what it costs before we break ground.
-
Construction
A Gemstone project manager runs your jobsite day to day, through the final walkthrough. You get weekly photo updates and milestone walkthroughs. Ken Godwin and Chris Schiavone lead the company.
-
Move-in
Final walkthrough, warranty orientation, and keys in hand. We walk you through every system in your home so you're comfortable from the start.

What we look at on your site
A flat lot with municipal water and sewer is the simplest build scenario. Add a slope, a well, a septic system, or significant tree removal, and the site gets more expensive to build on.
If the land is raw acreage, factor in survey, soil testing, perc testing for septic, potential easement issues, and the permitting timeline.
For the numbers, see building on your own lot in our cost guide.
